Dallas Suburbs and Exurbs Continuing to Grow
How far north can we go? The suburb sprall of Dallas continues to extend further and further north as the years go by. Richardson to Plano to Allen to McKinney...there never seems to be an end to the Dallas suburbs. And now we're starting to see growth in the 'exburbs'. The Bond Buyer has an interesting article about exurb growth in Rockwall County. For those not familiar with the term, 'exurbs' refers to surrounding areas that are technically further out than the suburbs...which there is admittedly a large grey area for Dallas, as the suburbs continue to extend further north. |

Dallas Condo Market Struggling. Did you see it coming?
It seems like it had to happen at some point. Despite the national real estate market downturn, the Dallas market has been able to remain relatively unscathed compared to some west coast markets. That said, one had to wonder if the local metroplex market could continue to support the massive amount of condo and townhome development in Uptown and downtown Dallas, and as the real estate market continues to struggle, the Dallas condo market is finally starting to feel the pain. The Dallas Morning News reported on Friday that some builders have turned what were planned as for sale units into rentals after seeing lack of market response. With a number of units still open in new developments, other planned developments have been postponed or cancelled. The article goes on to say, "condo sales have been the hardest hit sector of the local real estate market" with sales of condos and townhomes down by nearly a quarter year over year, citing subprime mortgages as part of the problem. And with mortgage rates up, the cost of ownership is up. Read the Dallas Morning News article. |

Dallas home market "arguably" still going strong
The Chicago Tribune had an interesting article yesterday that described Dallas "arguably the most stable housing market in the country". While this might pain a picture of a booming market, given the decline across the country, everything is relative. The article details how home sales are actually down 15 percent versus the amount of sales a year ago and says prices could drop another 8 to 14 percent before the market bottoms out. The most interesting part of the article to us was the following: "Consumers expect more today and they expect more than they did last year and more than the year before," said Google executive Justin McCarthy. "They expect more content and more of it to be free." Of course, DTRE is all about free content, so we're glad to hear experts see the importance of this trend! Read the full article here. |

Home Prices Drawing People to Dallas
The AP reported that between July 2006 and July 2007 Dallas-Fort Worth added more new residents than any other metro area in the country. Apparently Dallas added over 160k new residents during said period. The article states competitive home prices as a key reason for the shift: Experts credit much of the growth in the South to relatively strong local economies and housing prices that are among the most affordable in the U.S. "People are running away from unaffordable housing, from the economic slowdown," said Karl Eschbach, a state demographer in Texas. "I would expect Texas to stay at the top of a slowing game." The article goes on to talk about how Texas suburbs offer a size (sq ft) to price ratio that is just hard to find in other parts of the country. Case in point are our Dallas suburbs...why build small when you can just go further north? Texas actually boasts four of the top 10 jumps in the country, with Houston, San Antonio, and Austin all making large gains. Check out the full article here. |

Dallas Economy in Expansion
We've talked before about how the Dallas real estate market seems to be doing well despite the broader US market issues. DFW home sale prices gained in the 4th quarter and Dallas was cited as one of the least likely cities to see drops in home prices. All good news for the local market. This week USA Today published an interesting article that might provide some commentary on why Dallas (and other Texas real estate markets like Houston) are weathering the storm. The article takes to issue the idea that we're looking at a national recession (that it's more isolated to local pockets throughout the country) and shows a map of which states are in a recession mode versus an expansion state. The map shows both Texas and Dallas in an expansion state. Texas had one of the better gains in home prices last year at 5.2% on average. Utah saw the highest gains at 9.3% and Wyoming had the biggest fall at -8.3%. |

... that is a big question in today's market.
For years, open houses were a marketing tool for agents to showcase properties. Back in the day, a sign in the yard, an ad in the newspaper and an open house we crucial to getting a property sold. But times have changed and so have buyers. In today's market the open house is usually a waste of time.
An open house is one of the most passive marketing tools. You don't have any way of knowing if the visitors are qualified to buy a house, or not. Usually visitors to open houses are either curious neighbors, other sellers checking out the competition, bored Sunday drivers, people looking for decorating ideas, and even thieves. They are not motivated buyers. Before you open your home to a parade of strangers, ask yourself and your agent 'why?'. Less than 1% of homes are sold by an open house. They are inefficient and unreliable. The only time I'll hold an open house is to invite the neighbors who may know someone looking to move into the neighborhood.
Realtors hold open houses to appease sellers (because they think it will help) and to pick up new clients. This does not help you, the seller. When a potential buyer walks into your home the agent greets them and tells them a little about the property while they look around. The odds of your home fitting the exact needs of a stranger off the street are slim. The agent may ask the visitors what they do or don't like about the home. If yours is not the perfect property for them, the agent is happy to tell them about four other similar homes in the area that they may like better. Then the agent can then show them those homes and work as their buyer's agent to purchase one.
You're better off with a Realtor who focuses their time marketing your home online and locally. Today, most buyers view information about your home online or from their agent and then decide if they want to visit your home. You want them to schedule an appointment and have their own private time in your house to view it at their own pace. Your home will show better without a crowd of people milling about and it is safer for you and your property. In my opinion, open houses are obsolete. |
| 11/16/2008 12:33 AM Wrestling Season Begins & is hard on a mom High school wrestling has begun in north Texas and my youngest had his very first match this weekend. He is a freshman and as a first-year wrestler, he was eager for an opportunity on the mat.
As his opponent walked up to the mat and removed his jacket, I could feel the air leave the gym as I gasped. The thug facing my 14-year-old child had tattoos all the way down both arms. The hair on his chest and 5 o'clock shadow on his face made me wonder about the maximum age to attend high school in Texas. My fresh-faced boy must have been more horrified than I was, but he bravely managed not to get pinned or get his neck broken (though he earned a few points because the brute made several illegal moves while trying to separate my boy's shoulder).
So do they allow teams to recruit from penitentiaries or just juvenile detention centers?
I don't know how much of this sport I can take.

I've found that when people are making big decisions (like buying or selling a home) they sometimes have doubts. Do you have doubts about what you are doing - with big decisions, with your finances, with your life?
When you doubt, it is a sign that you don't trust. The opposite of trust is doubt. Uncertainty causes you to second guess and encourages you to procrastinate. When you put doubt and procrastination together, you're paralyzed. The only way to get past the indecision is to trust. Trust yourself.
The market doesn't stop to wait for you to get through the doubt. It keeps going without you. And sometimes it leaves you behind.
